As a licensed Real Estate broker with over 25 years of property management experience, Owner Mindy Wyman knows what it takes to deliver results. She founded Wyman Property Management, Inc. in 2012; building a reputation for excellence and hands-on service.
Wyman is passionate about providing exceptional customer service. She sets a high standard for her team, encouraging them to return phone calls within 30 minutes whenever possible. While there may be occasional delays, every call is prioritized and addressed as promptly as possible. “I once returned a call to a woman about an issue she was having with her Homeowner Association, and she sounded genuinely startled. She said, ‘Oh, you called me back.’ I was surprised myself,”Wyman shared. “Of course I called her back – it’s not just good business, it’s common courtesy.”
The team at Wyman takes a proactive approach to property management. Staff often respond to calls by heading directly to the property. “We’ve got a team of five serving a dozen associations, so we can be on-site within 30 minutes – even on weekends,” says Wyman. But they don’t just wait for the phone to ring; someone from Wyman visits the properties they manage weekly, and sometimes even daily. “Our clients hire us to take care of their properties, and you can’t do that from the office,” Wyman explains.

Wyman is committed to ensuring that everyone involved with an HOA has a positive experience, whether they are her clients or not. Unfortunately, poor property management can lead to costly surprises for homeowners. A common story involves unexpected assessments, such as a $40,000 charge per owner for new roofing. Wyman explains that issues like these often arise when property managers fail to follow the Davis-Stirling Act, which mandates annual reserve studies. These studies assess when major repairs, such as roofing or paving, will be needed and how much funding should be set aside each year. “By adhering to Davis-Stirling and staying proactive,” Wyman says, “we ensure our clients are prepared, so there are no unpleasant surprises.”
Wyman Property Management goes above and beyond to ensure that HOA board members can focus on big-picture decisions without being burdened by day-to-day challenges. Regular property visits allow Wyman and her team to identify and address maintenance concerns before they escalate into larger issues. Additionally, the Wyman team assists with scheduling, preparing, and running HOA meetings – providing essential support every step of the way. “Our goal is to take the headaches out of property management,” says Wyman. “That’s why we’re here.”
Mindy Wyman grew up in La Jolla and was recruited to play volleyball at Duke University. After three years of balancing rigorous academics and athletics, she experienced burnout and took time off to reset, spending a year in Latin America before coming home to complete her degree at the University of San Diego. “I wanted to teach high school and coach, but I didn’t enjoy it enough to pursue it long-term,” she reflects. Instead, she found her passion working at a youth residential drug treatment program in San Diego, where she met her future husband, John.
“It was love at first sight – at least for me,” Mindy laughs. “John has the best sense of humor of anyone I know.” At the time, John was in a relationship, and it was several years before the two could be together. Once they tied the knot, the couple moved to Napa after John was recruited by Aldea Child and Family Services. They now have two grown sons, Dustin (21) and Grayson (18).
John holds a Master’s in Social Work and runs a private counseling practice in the same building as Wyman Property Management. Both Mindy and John are deeply involved in their community. They spent eight years working on Project Graduation, and John has been a committed advocate for Alaina’s Voice since its inception. Mindy has been an active member of the Kiwanis Club of Napa since 2014, including a term as president from 2021-2022.
